Yes, a buyer can include any terms in their offer, including requests related to the buyer’s agent compensation. In Florida, buyers are required to sign a Buyer Brokerage Agreement (BBA) before an agent can show them properties or represent them. However, some buyers are hesitant to sign these agreements and choose to view properties on their own, without agent representation.
No, you don’t need the Property Showings & Open House Package if you’re comfortable showing your property to agents without lockbox access and unrepresented buyers on your own. However, by adding the Property Showings & Open House Package, we will coordinate one open house per month throughout the term of your listing and handle these showings for you.
No, open houses aren’t required. However, they’re a great way to promote your property and give agents and buyers a chance to see it during a set time.
During your listing term, buyers and their agents will contact us to request a showing at a specific day and time. Once approved, agents will either use a lockbox we have placed at the property or you will let them in. Buyers with an agent are shown the home by their agent. Unrepresented buyers will be accompanied by either you or us, depending on who is handling those showings.
Some agents don’t pay for the lockbox key that grants access, and others may be from different areas where they don’t have the necessary access. In these cases, alternative arrangements are needed to show the property.
